The consequence test comes first

The code does not ask where the coil is. It asks whether damage to any building component would occur from an overflow of the equipment drain pan or a stoppage in the condensate piping. Answer that, and the rest follows: four alternative methods, of which the installation needs exactly one.

This tool enforces that order — consequence test, then primary drain, then method, then the conditions that method depends on. An unanswered item is reported as unanswered rather than treated as a pass.

1. Where is the coil?

The code sets a consequence test, not a location list — but location is what usually decides it.

Would damage to any building component occur from an overflow of the equipment drain pan, or a stoppage in the condensate piping?

This is the code's own wording, and it governs. An explicit answer here overrides the location shortcut above.

2. The primary drain

These apply to every cooling coil, whether or not secondary protection is triggered.

Is the point of disposal identified and approved by the jurisdiction?

"Approved" means approved by the authority having jurisdiction. Acceptable destinations differ between jurisdictions, so this belongs on the permit drawing rather than decided in the field.

Does the discharge reach a street, alley, walkway, neighbouring property, or anywhere it would cause a nuisance?

An explicit prohibition. Also not acceptable anywhere: a line ending in a wall cavity or dumped into a crawlspace.

Does horizontal piping fall at not less than 1/8 unit vertical in 12 units horizontal (1 percent) toward discharge?

The code asks whether an overflow would damage a building component. That question decides whether secondary protection is required at all, before any method is worth evaluating.

Why the order matters

The common error is deciding the method first — usually "we always put a float switch in" — and never testing whether the primary drain destination was approved at all. When is a secondary drain or float switch required?+

Where damage to any building component would occur as a result of overflow from the equipment drain pan or a stoppage in the condensate drain piping. That is a consequence test rather than a location list, which is why this tool asks what sits underneath the coil. In practice it captures nearly every coil in an attic, above a finished ceiling, or in a closet over finished space, and generally does not capture a coil on a garage slab or in an unfinished basement with a floor drain.

What are the four permitted methods?+

An auxiliary drain pan with its own separate drain line discharging to a conspicuous point of disposal; a separate overflow drain line connected to the equipment pan above the primary connection, also discharging conspicuously; an auxiliary pan with no drain line fitted with a water-level detection device conforming to UL 508 that shuts off the equipment before the pan overflows; or a UL 508 water-level detection device in the primary line, the overflow line or the equipment pan that shuts off the equipment when the primary drain blocks. They are alternatives. One of them satisfies the requirement.

Why does the tool ask about the primary drain separately?+

Because they are two different requirements and quotes routinely blur them into one line. Every cooling coil must convey condensate to an approved point of disposal, must not discharge into a street, alley or anywhere it would cause a nuisance, and must run horizontal piping at not less than a 1 percent slope toward discharge. Secondary protection is an additional layer that applies only where overflow would cause damage — and installing it does not repair a primary drain that terminates somewhere the code does not allow.

How big does an auxiliary drain pan have to be?+

Minimum depth of 1.5 inches, and not less than 3 inches larger than the unit or coil dimensions in width and length. A published interpretation from the North Carolina Office of the State Fire Marshal addressing this wording confirms that the pan must be 3 inches larger in overall width and length, and that the code does not require 3 inches of clearance on each side. The same interpretation confirms that where a furnace and cased coil are fastened together horizontally, the pan goes under both. Galvanized steel pans are not less than 0.0236 inch thick; nonmetallic pans not less than 0.0625 inch.

Why does a secondary drain have to discharge somewhere conspicuous?+

Because its purpose is to announce that the primary drain has failed. A secondary line routed alongside the primary protects the ceiling and hides the fault, and the system then runs on its backup until that line blocks too. The code requires discharge to a conspicuous point of disposal to alert occupants. This is why water dripping over an exterior door on a humid day is the installation working correctly rather than a defect — and why it is also a service call.

Which code section is this, and why do the numbers differ?+

In the International Residential Code through the 2021 edition, condensate disposal is M1411.3 and auxiliary and secondary drain systems are M1411.3.1. In the 2024 edition the same provisions are renumbered M1411.9 and M1411.9.1. The parallel International Mechanical Code provisions are Section 307.2 and 307.2.3. The substance is materially the same, so a contractor citing one number and an inspector citing another are very likely describing the same requirement.
